Private Valuation & Mortgage Valuations

The practice carries out commercial valuations for a number lender institutions. We regularly carry out such inspections on shops, offices and warehouse/light industrial units throughout the South Manchester and Greater Manchester areas.

The private reports are geared for investors and for financial purposes.

Portfolio Valuations are regularly provided both for private clients and lending institutions.


Probate valuations are carried out, usually on instructions from solicitors, but these can be instigated privately.

Matrimonial valuations are carried out. These should be on the joint instructions of either both parties, or both parties solicitors. The reports will comply with CPR Part 35.

Survey (or Building Survey)

We can inspect to this level if required. It is useful for a purchaser who is buying either for investment or as owner/occupier. The format is similar to the residential survey and its extent may be limited by the available access on site - i.e. if the building is occupied. Dependent upon the size and type of property and what is required, we can also provide a Valuation Survey.

Schedule of Condition

This type of inspection is geared to tenants taking on a lease of a commercial property (although a similar report can be prepared for a residential let). The report comprises numbered colour photographs and a brief report confirming what has been found and referring to the photographs contained within the report. We will normally provide two
copies.
